2 cups Josies Best GF Pancake Mix
1/4 cup cocoa powder

4 TBS oil
1 1/4 cup milk of choice
1 tsp vanilla
1/4 tsp peppermint extract
1/2 cup chocolate chips (optional but yummy!)
Instructions
In a large bowl, whisk the wet ingredients until well combined and slightly frothy.
In a separate bowl, whisk together the pancake mix and cocoa powder.
